The number of employees working in office buildings rose from 40% in Q1 2023 to around 55% in Q1 2024 in the projects managed by Colliers in Romania.
The agency provides asset services for nearly 600,000 sqm of office spaces in Bucharest regional cities of the likes of Cluj-Napoca, Timișoara and Brașov.
This development is also reflected in the analysis of traffic at the main metro stations in Bucharest, where significant changes in peak-hour flows to and from work have been noted.
“A clear sign that the office is no longer seen as a cost centre, but rather as an essential space for people to connect and work to their full potential through new office life experiences, is the emergence of new positions in corporate organisation charts, such as Workplace Experience Manager. Another important trend is large companies’ requirement for a minimum number of days in the office,” said Oana Adjudeanu, Head of Business Operations Asset Services at Colliers Romania.
A growing number of companies in Romania have ongoing hybrid work arrangements, which includes two to three days spent at the office.

- Panattoni has found another tenant for Panattoni Park Warsaw South IV and as a result the first building is now fully commercialised. Prajo, the owner of the KINGHoff, Klausberg, and Kassel brands has leased 8,850 sqm for its new warehouse.
- Warimpex has expanded its coworking offer in the Red Tower building in Łódź. There is now 600 sq m of flexible space on the 11th floor, which is managed by Memos. The company now already has four floors of flex space in the Red Tower building, bringing the total to around 2,400 sqm of space.
- Woolworth, a large-format discount store, will occupy more than 1,000 sqm in a newly developed retail park in Bielsko-Biała. It will be the brand's first shop in the city. The retail park in Bielsko-Biała is part of the portfolio of facilities being developed by Redkom Development, for the commercialisation of which the company is cooperating with Mallson Polska.
New appointments
- Kingfisher plc has announced the appointment of Nils Swolkien, former head of Decathlon Poland, as chief executive of Castorama Polska.
- Robert Madej has joined the team responsible for the commercial properties of CPI Property Group Poland as the director of the CH Ogrody shopping centre in Elbląg.
- SVN Romania appointed Gabriel Voicu (Executive Vice President), Victor Vremera (COO) and Mircea Marin (Senior Sales Project Manager) as partners of the New Homes Division. The three have provided consultancy services for residential projects counting 20,000 residential units with a combined investment of over €1 billion.

Bratislava Southbank enters EIA to prove it is green enough

The key owners, the developers J&T Real Estate and Penta Real Estate, are planning to build a new mixed-use zone near the Danube Embankment in Bratislava.
